Your listing is pretty much textbook promotional language. It's really the totality of the listing that's touty, but to take some really obvious examples: "Impressive environment", which means what? "perfectly romantic, enjoy the gifts of the Greek land and fresh fish from the Aegean sea" — Yeah, sure, that's pure description, right? If you're too close to the object to be able to perceive what's promotional and what isn't, you should get a friend who's unbiased to look at it and reduce the listing to a mere description.
